Ethics: We present you with a breakdown of our professional obligations to you as personal shoppers or buyers agents explaining in writing and linking into an annex of the contract that we are here only to represent the purchaser of the property and will not under any circumstances earn any type of money from the seller or agent of any listing you may choose to purchase. Solidifying the fact there is absolutely no conflict of interest when working with us, we are here solely to represent you.
3. Our proposal: We will present you with a personalised proposal for how we believe we should go about ascertaining your ideal property together along with specifying our arrangement fee and the terms and conditions of our agreement.
4. Data collection and filtration of potential options: We will use our multitude of big data systems and contacts to offer to you 100% of the available properties on the market which fit the previously specified characteristics and present you with an extensive well filtered list of all available suitable options.
5. Professional advice and shortlisting: We will speak together regarding all options presented and choose with you the properties you wish to view out of the previous list presented, we will then visit all properties chosen first and deliver you a full breakdown of each one.
6. Viewings: We will coordinate the viewings completely adhering to your schedule and accompany you whilst looking at all chosen options offering our professional opinion of everything seen together.
7. Due Diligence: We will do a full technical and legal search on any property of potential interest and present you with 100% transparency and all of the facts of any given property before choosing to make an offer enabling you to evaluate all factors and supplying complete certainty that you are making the correct decision with no unwelcome post purchase issues.
8. Negotiation: To accompany our teams extensive knowledge regarding the Spanish property market we will do a series of property valuations via different channels to have the most information possible before going to negotiate the property price, ensuring we ascertain the best possible price for all of our clients.
9. Legals: We will do a series of checks on all of the property documentation to ensure that the legal status of the property or plot of land is correct and it has no potential hidden problems. We also offer the possibility for our clients to acquire a bespoke service via an international law firm of full contract translation into the mother tongue of any client, along with 100% piece of mind that all legal aspects of the property are correct.
10. After sales: We offer a complete after sales service helping our clients change all utilities into their name, we check that all taxes have been paid and everything is correct, along with an internet, phone line and alarm system installed in the property if you wish. If you would like to refurbish the property, we also offer an introduction to a renovations company we work with who will be able to assist you with any and all needs.
